Market figures: Land in Aachen
Aachen's land market is tightening on the back of structural scarcity, and standard land values have risen accordingly. As determined by the Gutachterausschuss (GARS.NRW) and published through the BORIS NRW system, the average standard land value (Bodenrichtwert) reached around EUR370 per square metre as of 1 January 2025, an increase of roughly EUR32 per square metre, or about 9.5 percent, over the previous year. This rate of increase signals genuine scarcity of developable land, particularly for residential use, against persistent housing demand. The geography of value is clear. The highest residential land values are recorded in Aachen-Mitte and in the strong eastern districts of Brand and Eilendorf, where development demand is concentrated. Commercial land follows a different logic: the cross-border Avantis park offers lower-priced serviced plots that, combined with motorway access and a pan-European catchment, make it the principal destination for logistics and industrial land take-up in the region. This split between premium residential land in the established districts and more affordable serviced commercial land at the periphery defines the investable opportunity set. Supply is the central constraint. The largest residential land reserve is the Richtericher Dell development in the north of the city, but it will be released in phases over a long horizon extending toward 2032, with major access infrastructure unlikely to complete before then, and the planning authority controls the pace of release. A 30 percent subsidised-housing quota and climate-protection-settlement standards further shape how residential plots can be developed. Over the next twelve months the clearest opportunities are securing residential plots in high-demand districts, acquiring cross-border commercial land at Avantis, and taking forward positions in Richtericher Dell phases. The principal risks are the slow release of major reserves, long infrastructure lead times, and the strain that rising land values place on development viability.
