Assess the property and your requirements
A hotel property needs to fit the operator concept, room count and planned services. Location, accessibility and the layout of guest, service and shared areas affect operations. Food and beverage areas, event facilities and technical systems can also matter. For existing hotels, condition and required investment should be assessed using reliable documentation. A hotel category does not establish that a business can be taken over immediately or that all necessary permissions exist.
Under a hotel lease, the operator runs the business under agreed rent and responsibilities. Under a management agreement, an operator manages the hotel for the owner in return for agreed remuneration. Operating risks, investment obligations and control rights can be distributed differently. The right structure depends on the property, ownership objectives and operator. Legal, tax and technical reviews belong with the appointed specialists. We support the coordination of the commercial terms rather than treating one model as suitable for every hotel.
An operator search requires room count, layout, location, handover condition and the preferred agreement structure. Owners can submit these details in an inquiry; operators can record their requirements in a search brief. Listings use the existing hotel category and match the city and rental or purchase intent. A rental listing is not automatically a confirmed hotel lease opportunity. Whether a lease, management agreement or purchase is available must be clarified individually. No occupancy figures, returns or operator commitments are invented.

Market figures: Hotel & Hospitality in Hanover
Hannover's hotel market is a classic trade-fair economy, defined by the Deutsche Messe exhibition grounds and one of the world's most intense fair calendars: the annual HANNOVER MESSE, the biennial AGRITECHNICA (over 450,000 visitors in 2025) and the biennial IAA Transportation (around 145,000 visitors in 2024, returning 15-20 September 2026), alongside DOMOTEX, LIGNA, EMO and INTERSCHUTZ. During these events ADR routinely climbs three to four times, and the Messe submarket in the south near Laatzen swings from soft base demand to near-total sell-out. The more resilient all-week demand sits in the City/Hauptbahnhof cluster around the ICE rail hub and the prime Kroepcke inner city, with the Airport cluster in Langenhagen capturing contract, transit and fair-week overflow business. On a leasing and operating basis the market has staged a full recovery. The latest city-specific full-year data (2024) show occupancy of about 62.5%, ADR of around EUR 106 (up from EUR 104.80) and RevPAR of roughly EUR 66, having tripled from the 2020 low near EUR 22. Effectively all key performance indicators are back to 2019 levels, with room rates even slightly higher, and 2025 showed a stable, marginally positive trend supported by major concerts and strong fair attendance. Where 2025 city figures are not yet published, national German benchmarks are used as a clearly labelled proxy: Germany ran at roughly 68% occupancy and around EUR 117 ADR in FY2025, with RevPAR down about 1.1% nationally and around 2.6% across the Top-7, indicating that rate growth has largely plateaued. Supply has expanded meaningfully through the recovery, with roughly 1,600 rooms across about ten hotels opening in the city since early 2020, and central budget and lifestyle brands continuing to enter. Leonardo's 2025 acquisition of two former Accor hotels illustrates ongoing brand reshuffling more than net room growth, while prime inner-city and Kroepcke sites remain scarce. This new supply, combined with the structural reliance on biennial fairs, is the main constraint on RevPAR growth and creates pronounced occupancy swings between fair and non-fair periods. The twelve-month outlook is constructive but disciplined. 2026 carries IAA Transportation, a major biennial demand driver that should lift fair-week RevPAR, and the new 7% dine-in VAT from January 2026 supports F&B contribution. The chief risks are fair-cycle volatility, the absorption of post-2020 supply and softening national rates. Extended-stay and serviced concepts that smooth the demand cycle represent the clearest avenue to steadier operating performance.
