Market figures: Land in Dresden
Dresden's land market entered 2026 with a notably two-speed profile. According to BORIS Sachsen and the city's Gutachterausschuss, the city-wide average Bodenrichtwert stands at about EUR 471 per square metre, down roughly 4.7 percent year on year, with Altstadt by far the most expensive Ortsteil at an average of around EUR 1,029 per square metre and the peripheral Schonborn the cheapest at about EUR 105. Yet beneath that softer aggregate, activity and residential plot pricing actually strengthened: the 2025 Grundstucksmarktbericht recorded roughly 5,080 transactions, up 11 percent, and total turnover of about EUR 1.9 billion. Detached-house plot prices rose around 12 percent to EUR 360 per square metre, and multi-storey residential building land (Geschossbauland) climbed from EUR 585 to EUR 675 per square metre. The commercial picture is concentrated and thin. The highest mixed and commercial Bodenrichtwerte cluster around Prager Strasse at roughly EUR 3,800 to 4,700 per square metre, with Altmarkt and Neumarkt zones between EUR 2,400 and 3,900, while pure residential peaks near EUR 1,700 close to the Zwinger and along Grunaer Strasse. Pure commercial plots trade in volumes too small for the committee to publish separate averages, so commercial land underwriting in Dresden relies heavily on individual Bodenrichtwert zones rather than market-wide benchmarks. The most significant development-land opportunities sit in two near-central regeneration areas. The Neustadter Hafen scheme, now implemented as Hafencity Dresden, covers a 53.2-hectare masterplan in the Leipziger Vorstadt and offers a rare chance to reorganise a large waterfront area close to the centre. The Grosses Ostragehege and Ostra-Vorland area, guided by Rahmenplan Nr. 736, carries major mixed-use potential alongside protected landscape and the Erlwein monument ensemble, while QUARTERBACK's adjacent Ostravorwerk quarter is already delivering around 32,720 square metres by 2027. For neospaces clients the strategic read is that Dresden land is best approached selectively. The headline Bodenrichtwert decline reflects aggregate caution and a pending 1 January 2026 revaluation due between April and June 2026, but well-located residential and masterplan plots are appreciating, supported by semiconductor-driven population and employment growth. Investors should prioritise the Neustadter Hafen and Ostragehege corridors and growth-district residential land, price against the latest zone-level Bodenrichtwerte rather than the city average, and factor in Elbe flood zoning, subsidised-housing quotas on large schemes, and the imminent benchmark reset.
