Assess the property and your requirements
A logistics property needs to suit your goods flow, storage systems and transport routes. Floor area alone does not establish suitability. Usable clear height, floor load capacity and column spacing affect how the building can operate. Racking, cross-docking and smaller storage activities have different requirements. Specify the goods you handle and the equipment you intend to use in your search brief. Technical claims in a brochure should be checked against the property documentation before making a decision.
Loading docks and ground-level doors determine access for deliveries. Yard space, access widths and the separation of delivery traffic from staff routes also matter. Motorway proximity is useful only when the final approach accommodates the vehicles you plan to use. Delivery windows, permitted operating hours and the distance to customers or production sites belong in the location assessment. Office and staff facilities should reflect your actual workforce.
For a lease, we consider service charges, fit-out responsibility, term and handover condition alongside rent. For a purchase, land, maintenance obligations and existing leases require additional review. Listings here match the city, use category and rental or purchase intent. Warehouse pages also group industrial halls and self-storage listings, whose individual suitability still needs checking. A search brief records additional requirements without assuming that an advertised property has unverified technical features.

Market figures: Logistics & warehousing in Hamburg
Hamburg industrial and logistics leasing market staged a clear recovery in 2025 after two weaker years. Take-up reached roughly 315,000 sqm for the full year (276,000 sqm already by the end of Q3), up an estimated 26-32% on 2024, with the bulk of activity in the first half. The standout structural feature was the exceptionally high owner-occupier share - around 38% of take-up - the highest among Germany top logistics hubs, led by Koerber Technologies ~34,300 sqm production-and-logistics campus in Bergedorf, plus Loxxess Pharma and BIG Arbeitsschutz. Rents are moving sideways at a high level. The prime rent for big-box logistics held stable at EUR 8.50/sqm/month and the average at EUR 6.50 - among the highest in Germany, reflecting acute land scarcity inside the port and across the city. The defining supply-side constraint is that land within the Hamburg port boundary is governed by the Hafenentwicklungsgesetz and managed by the Hamburg Port Authority for port-priority use, much of it on hereditary leasehold, leaving very little developable land for general logistics. That scarcity pushes incremental demand outward to the A1 and A7 motorway corridors and surrounding municipalities such as Norderstedt, Rosengarten and the Hamburg-Sued/Harburg axis, where new GE/GI zoning and speculative Class A development (Panattoni, Garbe, Prologis) are concentrated. Demand drivers remain port throughput, contract logistics, e-commerce last-mile and a notable manufacturing/owner-occupier component. The twelve-month outlook is cautiously constructive: an improved economic backdrop supports leasing, but the market remains exposed to lumpy owner-occupier deals and limited new supply. Opportunities lie in the corridor municipalities and Class A new-build, where high prime rents support development viability; the main risks are persistent land scarcity, ESG/construction cost pressure and any softening in port volumes.
