    Market figures: Office in Dortmund

Dortmund's office leasing market entered 2026 in unusually strong shape for a German B-city. Full-year 2025 take-up reached 146,000 sqm, up roughly 45% on 2024 and the second-best result on record, comfortably beating the long-term average of about 106,000 sqm. The first quarter of 2026 then delivered a more moderate but still solid 21,000 sqm, with brokers expecting full-year volume to revert toward the long-run average as the German economy gradually recovers. Crucially, vacancy fell to 4.2% (about 136,000 sqm), below the 5% frictional reserve, which means genuine scarcity for modern, efficient space even as a large pool of lower-grade stock sits unlet. That scarcity is reflected in pricing. The prime rent climbed another 0.50 EUR in Q4 2025 to 23.00 EUR/sqm, some 28% above the prior year, while the weighted average rent in existing stock rose to 12.29 EUR/sqm from 10.73 EUR in 2023. Demand is concentrated in the City/Mitte CBD, which absorbs roughly 59% of take-up, supplemented by the premium decentralised poles at Phoenix-See/Hörde and Stadtkrone Ost. The latter has become Dortmund's corporate-HQ park, home to Continentale's headquarters and adesso's expanded campus, with thyssenkrupp nucera also present. Phoenix-See offers the city's most amenity-rich lakeside offices and anchors Wilo's headquarters nearby. Demand rests on a diversified and sticky occupier base: insurer Signal Iduna with around 6,500 local staff, pump-maker Wilo with roughly 2,400, plus IT champions adesso and Materna and the growing TU Dortmund / Fraunhofer research cluster feeding the TechnologiePark and Phoenix-West. The Hafen/Unionviertel transformation quarter along Rheinische Strasse is emerging as a creative and public-sector axis, partly driven by the municipality's own acquisitions. Supply is the binding constraint. Speculative development is scarce because commercial land is largely exhausted, so new space arrives mainly through brownfield conversions and owner-occupier build-to-suit. The principal risks are macroeconomic softness in the Ruhr industrial base and concentrated obsolescence where single large tenants depart, as at Schützenstrasse following Deutsche Telekom's exit. For owners and developers, the opportunity lies in pre-let quality schemes at Phoenix and Stadtkrone Ost and in value-add repositioning of vacated blocks at attractive basis, given the structural shortage of best-in-class space.
