Market figures: Office in Düsseldorf
Düsseldorf's office leasing market opened 2026 on a stable but still subdued footing. Take-up across the wider market area (Düsseldorf plus Neuss, Ratingen, Hilden and Erkrath) reached roughly 40,800-41,000 sqm in Q1, level with or modestly above (+8%) the prior-year quarter depending on the broker definition, yet around 24% below the five-year average and some 46% below the ten-year mean. The defining feature was the complete absence of deals above 5,000 sqm: the largest letting was about 4,500 sqm in the Kö Tower, followed by roughly 3,000 sqm taken by Aspen Separation in Heylo. Demand skewed strongly central, with over half of take-up in the City and Kennedydamm submarkets, and was led by consultancies (about 20% of volume) and architecture, civil-engineering and project-management firms (about 14%). Rents continued their clear upward path, underscoring a pronounced flight to quality. The sustainable prime rent held at a record EUR 46.00/sqm/month quarter-on-quarter, up around 5.7% year-on-year, while the weighted average rent jumped to roughly EUR 20.78-20.90/sqm, a year-on-year gain of around 16-17%. This climb, despite only moderate take-up, reflects deepening segmentation: occupiers concentrate on modern, central, ESG-compliant space and are accepting higher price levels for it, whereas basic and peripheral product bears the brunt of weakening demand. Supply dynamics reinforce this split. Vacancy rose to about 11.6% (roughly 1.11 million sqm), up 60 basis points on the quarter and 150 basis points year-on-year, driven less by new completions than by structural shifts as firms shed space through more efficient layouts and hybrid working. At the same time, completion activity is low and the development pipeline is shrinking, with a growing distinction between schemes under construction and those still merely planned. Around 140,000 sqm is under construction for 2026, roughly 60% pre-let, and owner-occupier projects such as the Haroldstraße development are set to feature more prominently going forward. The outlook points to gradual revival. Brokers report intensifying large-scale enquiries and at least one tens-of-thousands-sqm deal under negotiation for later in 2026, which could lift annual take-up materially. Persistent scarcity of marketable prime space should support further prime-rent growth, while structural vacancy stays concentrated in older buildings that will require refurbishment or repurposing. Net, the leasing market is in early recovery: polarised, prime-led and supply-constrained at the top end.
Average rent: 20.9 EUR/sqm/month; Prime rent: 46 EUR/sqm/month; take up q1: 40,800 sqm; pipeline sqm: 140,000 sqm.
