Market figures: Office in Duisburg
Duisburg's office market entered 2026 on a stabilised but selective footing, mirroring the wider Ruhr trend. Full-year 2025 take-up reached roughly 43,000 sqm, broadly level with 2024 (about 45,500 sqm) but well below the 2019-2023 range. Occupier activity was driven by space optimisation, site consolidation and qualitative upgrades rather than expansion, and mid-sized deals dominated with the bulk of lettings in the sub-1,000 sqm segment. The two stand-out signings were the project letting of around 6,700 sqm to audit and advisory firm PKF Fasselt in Torhaus Nord and the City of Duisburg's 7,500 sqm lease in the existing Five Boats building at the Innenhafen. As the Ruhr region's third-largest office market, Duisburg holds a stock of about 2.31 million sqm. Vacancy stood at roughly 4.6 percent (around 107,000 sqm) at year-end, below the regional average and indicative of a tight market for modern, fit-out-ready space. Structural vacancy is concentrated in older, refurbishment-needy or simple functional buildings, while the shortage of high-quality available space persists. New completions remain scarce: only about 7,500 sqm of new office space was added in 2025, and the 2026 development volume is expected at just 6,800 sqm, well below the five-year average, with around 5,400 sqm currently available. Rents continued their moderate upward drift. The average office rent rose to 12.40 EUR/sqm/month, above the Ruhr average of 9.81 but still below Dortmund and Essen. Achievable prime rents stabilised in a band of 18.50 to 22.00 EUR/sqm/month, with new-build prime schemes requiring up to about 26.50 EUR/sqm. The persistent scarcity of premium space supports prime values even amid subdued demand. The outlook is for continued stable but selective development. Decision-making on both occupier and investor sides is likely to stay cautious over the coming quarters, with no near-term return to materially higher take-up expected. Demand should remain concentrated on modern, flexible and energy-efficient space, reinforcing the importance of refurbishment and selective new build. Functionally adequate, well-located stock will defend its position, while properties needing adaptation face rising competitive pressure in a clearly two-tier market.
