    Market figures: Office in Essen

Essen's office leasing market remained subdued through Q1 2026, extending a multi-year trend of below-average activity. Full-year 2025 take-up landed at roughly 70,000 sqm (Brockhoff), well below the ten-year average and the 94,500 sqm recorded in 2024, with the City of Essen once again the single most important source of demand as it consolidates municipal departments into modern accommodation. Large corporate lettings above 5,000 sqm were almost entirely absent in 2025, the notable exceptions being the municipality's 5,586 sqm deal in the Kontorhausviertel and a letting to ETL Freund & Partner. This contrasts with 2024, when Evonik (14,300 sqm at Opernplatz 1) and TELUS Digital (10,800 sqm) anchored a stronger year in the Suedviertel. The submarket picture is clear. The Suedviertel commands the highest rents and the strongest corporate covenants, while Ruettenscheid/Bredeney offers a desirable lifestyle-office environment near Messe Essen and occupiers such as E.ON and Hochtief. The City/Stadtkern is in transition, with conversions like Like25, Midstad Essen and the new Koenigshof refreshing an otherwise ageing core, and Essen-West/Krupp-Guertel taking the largest leasing share in H1 2025 on the back of public-sector and value-add demand. Supply dynamics are paradoxical. Short-term available space rose to around 246,000 sqm by mid-2025, lifting vacancy to roughly 7.5 percent, yet very little of it is modern, ESG-compliant and immediately occupiable. Much of the increase reflects local corporates vacating older headquarters after building new ones, leaving a backlog of dated stock that needs energy retrofits and fit-out upgrades before it can re-let. Genuine new-build for the rental market remains rare because the net rent of more than 24 EUR/sqm required to justify it is not yet achievable in Essen. This scarcity of quality space is the defining feature for the year ahead. It has lifted the achieved prime rent to 18.50 EUR/sqm, with quotes for the best new-build space already above 20 EUR/sqm, and brokers expect that threshold to be breached more consistently. The headline opportunity is therefore in well-located refurbishment and the handful of new schemes (RUe325, Koenigshof) that can satisfy occupiers unwilling to compromise on quality. The principal risks are the continued thinness of large-corporate demand, growing structural obsolescence in secondary stock, and an over-reliance on the public sector to underpin volumes.

    Average rent: 12.33 EUR/sqm/month (weighted average incl. new-build, H1 2025); Prime rent: 18.5 EUR/sqm/month (achieved prime, FY2024; new-build top quality quoted above 20); pipeline sqm: 27,500 sqm (new office completions expected 2025, largely pre-let); Vacancy rate: 7.5 % (short-term available supply, H1 2025).
