Market figures: Office in Wiesbaden
Wiesbaden's office leasing market hit a multi-decade low in 2025. Colliers recorded take-up of just 20,400 m² including owner-occupiers, down roughly 47% year-on-year and around 70% below the ten-year average — the weakest result in twenty years. The shortfall was driven almost entirely by the complete absence of large signings: whereas earlier years were regularly underpinned by one or more deals above 5,000 m², none materialised in 2025. The single largest lease of the year was around 2,200 m² to a public-sector occupier, and only two further deals cleared the 1,000 m² mark. Activity by deal count also fell, with roughly fifty leases signed, about a third fewer than the prior year, underlining a cautious but still functioning market. Demand remains structurally tied to Wiesbaden's role as the Hessian state capital, with public administration, associations and social institutions accounting for around 17% of take-up, alongside the city's insurance and finance base anchored by headquarters such as R+V Versicherung and Aareal Bank. Manufacturing led the 2025 sector split at 18%, followed by research and development at 11% and consulting at 8%. Occupier appetite concentrated firmly in small and mid-sized units, while public authorities — historically large space users — have continued to scale back requirements. Despite the weak volume, rents proved resilient. The prime rent edged up to 19.00 €/m²/month, supported by isolated lettings of high-quality, energy-efficient space where tenants remain willing to pay up, while the weighted average held flat at 14.00 €/m²/month. Recent new-build projects in attractive locations have quoted asking rents well above the prime mark, in the 23–25 €/m² range. Supply stayed tight at the top end: vacancy rose to 89,700 m², a 3.5% rate and the highest since 2017, yet still moderate by Big-7 standards, and modern contiguous space above 2,000 m² remains genuinely scarce. Stock was further reshaped by conversions, such as the repurposing of the Rheingau-Palais into a school, which absorbed floorspace without appearing in take-up. The market sits at the bottom of its cycle on volume but with firm pricing and a clear two-tier split between modern ESG space and ageing peripheral stock. Colliers reports first enquiries and early 2026 signings pointing to a possible revival, leaving realistic scope for higher take-up than 2025 if the wider economy stabilises.
Weighted average rent: 14 €/m²/month; Prime office rent: 19 €/m²/month; Vacant office space: 89,700 m²; Number of lettings: 50 leases (FY2025, approx.).
