Market figures: Hotel & Hospitality in Bremen
Bremen's hotel market is enjoying record demand while operating within the rate ceiling typical of a German B-city. In 2025 the city recorded 2,544,247 overnight stays, up 2.23% year-on-year and its best year ever, while the wider Land Bremen (including Bremerhaven) reached 3,016,321 stays (+3.36%). The first half of 2025 alone set a record of 1,151,018 overnight stays. Supply stood at 92 hotels with 13,834 beds at end-2024. Demand is heavily domestic, with around 80% of guests from Germany staying on average about two nights, and the Netherlands the strongest foreign source market, up 11.7%. The demand picture by district is led by the historic Altstadt and Marktplatz, where the UNESCO Town Hall and Roland anchor leisure and city-break trade, complemented by business and congress demand around the Hauptbahnhof and the Messe/ÖVB-Arena. The standout structural story is Überseestadt, one of Europe's largest urban regeneration projects, where adaptive reuse of port silos, notably the Guldsmeden-operated John & Will Silo Hotel on the former Kellogg site, is creating a design-led waterfront hospitality destination. The airport and Neustadt areas round out the market with corporate, crew and aerospace-linked demand from Airbus and OHB. On the performance side, city-specific RevPAR and ADR are not separately published, so national benchmarks are used as proxies and labelled accordingly. Germany ended 2025 with room occupancy of 68.1%, a net ADR of about EUR 109 and RevPAR of roughly EUR 74. Crucially, the analysed B-cities, a group that explicitly includes Bremen, ran around 16% below the national RevPAR level, underlining that Bremen is an occupancy-led rather than rate-led market. Nationwide, rising occupancy was offset by softening room rates, so revenue growth was muted. For the next twelve months the operating environment is supportive on volume but disciplined on rate. Record and still-growing overnight demand should sustain occupancy, the reduced 7% VAT on dine-in food from January 2026 helps F&B margins, and the inner-city redevelopment programme worth roughly EUR 1bn is broadening the demand base. The main risks are the persistent B-city rate gap, national rate pressure compressing profitability, heavy reliance on domestic guests, and the possibility that new lifestyle supply in Überseestadt outpaces demand. Operators best positioned are those leveraging Bremen's leisure and event calendar and the distinctive Überseestadt product to push rate where the destination narrative allows.
