Assess the property and your requirements
A logistics property needs to suit your goods flow, storage systems and transport routes. Floor area alone does not establish suitability. Usable clear height, floor load capacity and column spacing affect how the building can operate. Racking, cross-docking and smaller storage activities have different requirements. Specify the goods you handle and the equipment you intend to use in your search brief. Technical claims in a brochure should be checked against the property documentation before making a decision.
Loading docks and ground-level doors determine access for deliveries. Yard space, access widths and the separation of delivery traffic from staff routes also matter. Motorway proximity is useful only when the final approach accommodates the vehicles you plan to use. Delivery windows, permitted operating hours and the distance to customers or production sites belong in the location assessment. Office and staff facilities should reflect your actual workforce.
For a lease, we consider service charges, fit-out responsibility, term and handover condition alongside rent. For a purchase, land, maintenance obligations and existing leases require additional review. Listings here match the city, use category and rental or purchase intent. Warehouse pages also group industrial halls and self-storage listings, whose individual suitability still needs checking. A search brief records additional requirements without assuming that an advertised property has unverified technical features.

Market figures: Logistics & warehousing in Frankfurt
The Frankfurt/Rhein-Main logistics leasing market entered 2026 as one of Germany's strongest and most supply-constrained occupier markets. Frankfurt was the nationwide take-up leader through 2025, reaching its full-year-2024 level by the end of the third quarter with around 399,000 sqm, and the national picture for Q1 2026 showed Berlin and Frankfurt posting the highest growth rates among the top markets as German take-up climbed roughly 30% year-on-year to about 1.5 million sqm. Within Frankfurt itself, Realogis put first-quarter take-up at around 88,300 sqm, a quieter opening quarter in absolute terms that reflects the market's chronic shortage of available large units rather than weak demand. The defining feature of the region remains its anchor in air cargo: Fraport's Cargo City Sued and the wider airport edge concentrate the most valuable, supply-starved space, and there is effectively no developable land left in the core. This scarcity continues to push demand outward along the A5 south corridor toward Moerfelden and Walldorf, and especially eastward along the A3 to Raunheim's Moenchhof and the more affordable Hanau/Erlensee frontier, where the few remaining large plots sit. A concrete early-2026 signal of that eastward shift was CTP letting space to the City of Hanau. Rents have responded predictably to the tight supply: BNP Paribas Real Estate recorded the prime rent rising for the second time in 2025 to EUR 8.50/sqm and the average rent to EUR 7.20/sqm, with Realogis citing prime levels stretching toward EUR 8.80/sqm. Logistics service providers are the dominant demand group, frequently acting on behalf of e-commerce clients, while large-scale requirements above 20,000 sqm have rebounded strongly after a thin 2023-2024, helped by occasional outsized commitments such as the Eli Lilly pharmaceutical facility and the Dealer Tire deal in Gernsheim. Speculative development remains limited, which keeps vacancy structurally low and underpins continued rent growth, but it also means the market's quarterly performance is increasingly swayed by a handful of big contracts. The clearest constraints over the coming year are land availability, construction costs and financing, all of which throttle the conversion of robust demand into completed space. The most promising avenues are the A3-east and southern Rhine-Main corridors, brownfield redevelopments at legacy sites in Ruesselsheim and Offenbach, and ESG-certified modern units that command premium rents and strong pre-letting. On balance the market sits in a late-cycle, supply-constrained expansion: demand is healthy, rents are climbing, and the binding limit is the simple absence of land near the airport that occupiers most covet.
