Market figures: Office in Frankfurt
Frankfurt's office leasing market began 2026 on a distinctly cautious note. Take-up across the first quarter ranged from roughly 67,200 sqm (Cushman & Wakefield) to 75,200 sqm (JLL), with CBRE at 69,400 sqm, in every case the weakest first quarter since 2020 and a year-on-year decline of around 62-65% against an exceptionally strong Q1 2025. Only 86 deals were signed, the first sub-100 quarter since 2020, and activity was heavily concentrated: DZ Bank's roughly 20,800 sqm owner-occupier purchase at Mainzer Landstrasse 50 plus one large Westend letting accounted for some 38% of total volume. The Bankenviertel therefore took around a third of take-up, with the Westend a distant second at roughly 11%. The pattern reflects a genuine wait-and-see attitude among occupiers and a pipeline of structurally smaller space requirements rather than a collapse in underlying demand. Pricing told a more resilient story. The sustainable prime rent held at EUR 52.00/sqm/month (CBRE quotes a higher EUR 55.00 on its own methodology), up around 4% year on year, as occupiers continued to compete for the scarce supply of new, central, ESG-compliant space. The space-weighted average rent, by contrast, slipped about 4% to EUR 29.60/sqm/month, an arithmetic effect of high-value 2025 mega-deals such as Commerzbank in the Central Business Tower and ING DiBa in the Hafenpark Quartier dropping out of the trailing twelve-month calculation, rather than a sign of weakening prime demand. Supply dynamics remain manageable. Around 37,300 sqm completed in the quarter, including the Fifty Five Westend refurbishment and GIZ's owner-occupied Eschborn headquarters, while roughly 367,700 sqm is under construction with about two-thirds already pre-let. CBRE counts some 534,400 sqm scheduled to end-2028, of which around 48% is pre-absorbed, and notes almost no new large CBD product with availability over that horizon. Vacancy sits between 10.4% (JLL) and 12.0% (Cushman), but is highly polarised: the Banking District shows just 8.1% overall and as low as 5.3% in Category-A buildings, while peripheral submarkets such as Niederrad and Offenbach-Kaiserlei carry the bulk of structural emptiness. The net picture is a trough with constructive undertones. Brokers expect a modest pick-up in leasing through the year and a full-year result of roughly 400,000 sqm, below the exceptional prior year. Scarcity of best-in-class central space should keep prime rents firm and reward refurbishment and repositioning plays, even as older peripheral stock continues to struggle and, increasingly, migrates toward residential conversion.
Average rent: 29.6 EUR/sqm/month; Prime rent: 52 EUR/sqm/month; take up q1: 75,200 sqm; pipeline sqm: 534,400 sqm.
