Market figures: Office in Cologne
Cologne's office leasing market opened 2026 on a cautious note. According to BNP Paribas Real Estate, first-quarter take-up reached roughly 45,000 sqm, missing the prior-year figure by about 33% and the long-term average by 24% (Greif & Contzen put it slightly lower at around 40,400 sqm). The weakness is partly cyclical, reflecting a fragile macroeconomic backdrop, geopolitical uncertainty and trade risks, and partly structural, as leasing processes from initial requirement to signed contract now take considerably longer. Unlike the very strong year-earlier quarter, which featured two deals above 10,000 sqm each, the Q1 2026 deal structure was more fragmented. The largest signing was Deutsche Bank taking more than 7,000 sqm of modern space in the City, followed by industrial insurer MSIG Europe with about 3,400 sqm, also in the centre. Sector activity was atypical for the period, with other services at around 27% and banks and financial-services providers at roughly 20%, while public administration, usually a Cologne mainstay, recorded no significant take-up in the quarter. Pricing told a resilient story. The prime rent held steady at 33.50 EUR/sqm for high-quality central buildings, while the weighted average rent rose about 4% year on year to 21.40 EUR/sqm, underlining persistent demand for modern, ESG-compliant product across market segments. On the supply side, around 190,000 sqm was under construction, up roughly 33% year on year, yet only some 52,000 sqm of that remained available, reflecting an above-average pre-letting rate of about 73%. Total vacancy edged up to roughly 515,000 sqm, a 6.5% rate above the desirable fluctuation reserve, but the genuinely lettable modern vacancy fell sharply to about 115,000 sqm, meaning only around 22% of empty space is modern. This bifurcation, abundant obsolete space versus scarce prime stock, is the defining feature of the market. Demand remains anchored by Cologne's deep insurance and financial-services base, including AXA, Gothaer, DEVK and Generali, and concentrates on the City, Deutz/Messe, Rheinauhafen and emerging creative districts such as Ehrenfeld. BNP Paribas branch managers David Braun and Lars Faßbender caution against over-interpreting a single quarter, noting many large-scale searches are active and that take-up should build gradually toward an average annual result. The leasing outlook is therefore one of quality-led stabilisation rather than broad recovery, with prime central, energy-efficient space clearly outperforming the wider market.
