Market figures: Retail in Stuttgart
Stuttgart's retail leasing market entered 2026 in a clearly two-speed condition. Koenigstrasse remains one of Germany's busiest pedestrian shopping streets and the backbone of the city's trade, with prime rents reported by JLL at roughly 260 EUR per square metre per month for a standard 100 square metre unit and around 90 EUR per square metre per month for larger 1,000 square metre formats. Stuttgart benefits from an above-average regional purchasing power, underpinned by its automotive and engineering economy, and from strong tourist and commuter footfall feeding the central pedestrian zone. Several sizeable lettings along Koenigstrasse during 2025, including C&A, Thalia, Decathlon and Lidl, demonstrated that demand for well-located mass-market space persists despite a subdued consumer backdrop. The counterpoint is rising vacancy. Reporting on the high street indicates that roughly 22 of 161 surveyed shop units, or about 12 percent, are available in the medium term, one of the higher quotes among German A-cities. Much of this overhang stems from reduced or closed Karstadt and Galeria department-store space, which leaves large boxes that are difficult to re-let to a single tenant and are frequently bridged with pop-ups, gastronomy and temporary uses. Structural e-commerce migration, inflation-eroded real incomes and a soft labour market have permanently trimmed sales-floor demand outside the very best pitches, so secondary stretches of Koenigstrasse and peripheral neighbourhood parades face the greatest re-letting pressure. Against this, the luxury segment stands out as resilient and supply-constrained. The Dorotheen Quartier and adjacent Stiftstrasse, anchored by the Breuninger flagship department store, host the only concentrated premium-brand pitch in the region, with occupiers such as Louis Vuitton, Rolex and Tiffany. Scarcity of comparable frontage keeps achievable rents and covenant quality high in this micro-market, and tenant rotation continues to upgrade the brand mix. The redeveloped Calwer Strasse and Calwer Passage are emerging as a lifestyle and food-and-beverage destination just off the main high street, while the Europaviertel around the Milaneo centre is densifying as new offices, residences and cultural uses expand the central catchment near Hauptbahnhof. Over the next twelve months the most likely path is continued stabilisation rather than broad rental growth. Top pitches and luxury frontage should hold or modestly firm, supported by international flagship demand and limited prime supply, while the principal challenge remains backfilling oversized vacant department-store space. Conversions toward mixed-use, experiential and hospitality formats represent the clearest route to absorbing this overhang and arresting the rise in high-street vacancy.
vacancy: 12 % of high-street units (Koenigstrasse); luxury rent: 230 EUR/sqm/month; prime rent high street: 260 EUR/sqm/month.
