Key Findings
- The median asking rent for available food and beverage premises in Berlin is €25/m² (middle half: €20.50–27.40/m², range: €12–40/m²).
- Demand is primarily for small premises: The median target size among food and beverage operators is around 150 m², with 61% seeking no more than 250 m².
- Supply consists mainly of larger premises: The median size of available premises is 315 m², with only one-third of listings offering no more than 250 m².
- Conclusion: Small, well-laid-out food and beverage premises (80–250 m²) are scarce in Berlin. Large premises of 500 m² or more require a suitable concept or subdivision.
Data Sources
The analysis is based on the food and beverage premises and search profiles held in the neospaces database in October 2026: 49 food and beverage units in Berlin, of which 34 are available or becoming available (21 immediately, 13 with a later occupancy date), plus 33 active search profiles from food and beverage operators focused on Berlin. Rent information is available for 25 available premises. These are asking rents (net rent excluding service charges and heating costs per m² per month), not agreed rents. Individual properties and operators are not named.
Rents: €25/m² at the Centre of the Market
Half of the available premises are marketed at around €20.50 to €27.40/m², with a median of €25/m². At the lower end are large premises in peripheral locations or on upper floors (€12–15/m²), while the upper end consists of smaller ground-floor premises in inner-city locations such as Mitte, Charlottenburg-Wilmersdorf, Friedrichshain and Neukölln (€30–40/m²). There is almost no difference in the median rent between small premises (up to 250 m²) and larger ones: Both stand at €25/m². The deciding factors are location, floor level, outdoor space and existing technical infrastructure and licensing (extraction, grease separator, operating licence).
Demand: Many Small Concepts
Active searches predominantly come from fast-casual, café, bakery and ice cream concepts. Typical requirements range from 80–250 m². Only around one in ten searches starts at 500 m², for example for full-service restaurants, brewpubs or event spaces.
The Mismatch
Two-thirds of available premises are larger than 250 m², but just under two-thirds of searches fall below that threshold. This has the following implications:
- For operators of small concepts: Start searching early, remain flexible on location and prioritise premises with existing food and beverage infrastructure. Good small premises are often let before they appear on property portals.
- For owners of large premises: Assess whether the space can be subdivided (e.g. into two units, each with its own external frontage), or specifically target operators with large space requirements. For upper-floor or peripheral locations, a realistic asking rent helps.
Methodology
The analysis covers all Berlin food and beverage units (food and beverage use category) in the neospaces database as of 17 October 2026. Available = vacant immediately or at a future date. Rents = net asking rent excluding service charges and heating costs per m² per month, where stated. Demand = active search profiles in the food and beverage use category with Berlin in the name; target size = average of the minimum and maximum floor area. The analysis is updated quarterly.
