Assess the property and your requirements
A logistics property needs to suit your goods flow, storage systems and transport routes. Floor area alone does not establish suitability. Usable clear height, floor load capacity and column spacing affect how the building can operate. Racking, cross-docking and smaller storage activities have different requirements. Specify the goods you handle and the equipment you intend to use in your search brief. Technical claims in a brochure should be checked against the property documentation before making a decision.
Loading docks and ground-level doors determine access for deliveries. Yard space, access widths and the separation of delivery traffic from staff routes also matter. Motorway proximity is useful only when the final approach accommodates the vehicles you plan to use. Delivery windows, permitted operating hours and the distance to customers or production sites belong in the location assessment. Office and staff facilities should reflect your actual workforce.
For a lease, we consider service charges, fit-out responsibility, term and handover condition alongside rent. For a purchase, land, maintenance obligations and existing leases require additional review. Listings here match the city, use category and rental or purchase intent. Warehouse pages also group industrial halls and self-storage listings, whose individual suitability still needs checking. A search brief records additional requirements without assuming that an advertised property has unverified technical features.

Market figures: Logistics & warehousing in Berlin
The Berlin/Brandenburg industrial and logistics leasing market rebounded strongly in 2025, recording take-up of roughly 425,000 sqm (BNP Paribas Real Estate; CBRE reports ~431,000 sqm), up around 48-55% on a weak 2024. The decisive swing came from the return of large deals above 20,000 sqm, entirely absent in 2024, which alone accounted for about 35% of volume, headlined by Netto circa-65,000 sqm owner-occupier centre in Kremmen. Retail and trade occupiers led demand at roughly 39%, manufacturers contributed a near-record third of volume, while logistics service providers lagged at around 18%. Demand is increasingly two-speed. Central, inner-city locations are heavily sought after, with the City of Berlin absorbing over 125,000 sqm (~30% of the total) and particularly intense activity in small units below 5,000 sqm where modern product is scarce. The periphery offers more availability, keeping big-box vacancy elevated at around 10%, though this has stabilised over the last two quarters and sits mostly in older speculative stock. The prime rent for space above 5,000 sqm edged up to EUR 8.25/sqm/month. The submarket structure remains anchored on the A10 ring: Grossbeeren (GVZ Berlin-Sued), Wustermark/GVZ West, Ludwigsfelde and Freienbrink/Berlin-Ost form the big-box core, with Schoenefeld/BER commanding airport premiums and the Gruenheide corridor evolving around Tesla supplier ecosystem. Development is concentrating where land and motorway access coincide, led by Panattoni (the most active German developer in 2025, including urban City Docks) and Garbe/Brookfield in Ludwigsfelde. The outlook is one of stabilisation rather than overheating. A shrinking speculative pipeline combined with recovering demand should drive gradual vacancy reduction and modest prime-rent upside into 2026, supported by international e-commerce inflows and prospective infrastructure/defence stimulus. Key risks are the Tesla ramp-up slowdown, soft German macro conditions, and geopolitical/trade uncertainty.
Big-box vacancy rate (stabilised, YE2025): 10 %; Prime rent (logistics, >=5,000 sqm): 8.25 EUR/sqm/month; Take-up FY2025 (Berlin/Brandenburg): 425,000 sqm; Under construction (Berlin/Brandenburg): 232,000 sqm.
