    Market figures: Office in Berlin

The Berlin office leasing market opened 2026 dynamically, with Q1 take-up of about 171,600 sqm, roughly 50% above the prior-year quarter, carried by nearly 250 deals and a return of large-scale lettings. The market remains two-tier: modern, ESG-compliant space in central locations achieves rising prime rents of around 46 EUR/sqm/month, while older stock with quality shortcomings faces growing letting and pricing pressure. Full-year 2025 take-up fell about 19% to roughly 531,000 sqm, yet the number of leases reached a record of around 900, with more than half of take-up in units below 1,000 sqm. Vacancy rose to 8.4% in Q1 2026, driven mainly by unabsorbed completions; about half of the 408,000 sqm completed in 2025 remained unlet. With around 485,000 sqm under construction (about 36% pre-let) the vacancy rate may edge higher near term, but the pipeline thins markedly from 2027. The net prime yield stands at 4.6%, with peripheral locations repricing toward 7%.
